Site Preparation Services — Start Smart for On-Schedule, Problem-Free Builds

Dialed-in site prep that sets every trade up for success

Before forms, framing, or paving can begin, your project needs a site that’s laid out correctly, compacted to spec, and protected against water and weather. Mr. G’s delivers professional site preparation services that align layout, rough and finish grading, compaction, drainage paths, and access so your build moves smoothly from stakeout to final grade. We coordinate with your surveyor, engineer, or builder, then execute a clean sequence—layout support → rough cut → utilities/drainage → pad and subgrade → finish grade—with documentation at each milestone. The result: fewer change orders, fewer delays, and a site that performs through heavy rain and freeze–thaw cycles.

What’s included in complete site prep

  • Layout support & benchmarks: Verify control points, protect hubs, and establish working benchmarks for consistent elevations.
  • Clearing & rough grading: Remove brush/obstacles and balance cut/fill to set subgrade close to design elevation.
  • Access & staging: Stabilized construction entrances, defined haul paths, and laydown areas that keep crews efficient and compliant.
  • Subgrade preparation: Moisture conditioning and compaction in controlled lifts to achieve design density and bearing.
  • Pad building & edge protection: Level, compacted pads at elevation with proper pitch and shoulder support to prevent edge failure.
  • Drainage shaping: Positive slope away from structures, swales where needed, and tie-ins to culverts or French drains.
  • Utility coordination: Trench corridors established with safe separations; bedding/backfill to spec; clean handoff for inspections.
  • Erosion & sediment control: Silt protection, check dams, blankets, and prompt stabilization to keep soils on site.
  • Finish grading: Smooth, compacted surfaces ready for concrete, asphalt, gravel, sod, or seed—plus tidy cleanup and photo verification.

Why professional site prep pays for itself

Site prep is where buildability, performance, and cost control converge. Correct elevations and compaction reduce slab cracking and settlement. Defined drainage paths stop ponding around foundations and drives. Stabilized access cuts mud and track-out so crews move faster and inspectors see clean, safe work zones. When subgrade and pad are right the first time, downstream trades work to spec instead of fighting the ground beneath them—saving time and eliminating rework.

Our step-by-step site prep process

  1. Plan alignment & pre-construction walk
We review drawings, soil notes, and utilities; confirm access and staging; identify protected trees, septic fields, and constraints.
  2. Protection & temporary controls
Install a stabilized entrance, silt barriers, and ground protection mats at sensitive areas. Mark private utilities as applicable.
  3. Clearing, rough cut & balance
Remove vegetation/obstacles, then cut/fill to efficient subgrade while balancing on-site soils to limit import/export.
  4. Subgrade conditioning & compaction
Adjust moisture, compact in lifts, and proof-roll as requested. We document densities where specified.
  5. Drainage and utility corridors
Shape slopes and swales to move water away from structures. Cut utility trenches with proper bedding and safe separations.
  6. Pad construction & access tuning
Build the pad to elevation and bearing capacity, then refine haul routes and laydown so trades mobilize without rutting.
  7. Finish grade & stabilization
Final shaping for concrete/asphalt or topsoil for sod/seed. Erosion protection and clean, camera-verified turnover.

Drainage and water management integrated from day one

Even the best pad fails if water has nowhere to go. We design positive slope away from foundations, create swales and tie-ins that respect your lot and neighbors, and size culverts or French drains where needed to maintain reliability during peak rainfall. On gravel drives, we establish crown and cross-slope with ditch lines so water leaves the surface quickly. Where soils are weak or slopes are vulnerable, we introduce rock armoring, blankets, or turf reinforcement to lock everything in place.

Materials and methods chosen for performance

  • Graded aggregate bases that interlock under compaction for roads, drives, and staging.
  • Engineered backfill in areas of over-excavation or unsuitable soils to restore bearing capacity.
  • Moisture conditioning to hit density targets without over-working clays or creating future heave.
  • Proof-rolling and spot-corrections to eliminate soft pockets before concrete or asphalt crews arrive.

Common projects we prep to spec

  • New home sites, additions, and garage pads
  • Shop/barn pads with heavy-duty access for deliveries and equipment
  • Commercial pad sites and parking expansions
  • Driveway and private road subgrade with reliable drainage
  • Amenity areas (courts, patios, RV parking) requiring flat, durable bases
  • Regrade/remediation sites with chronic water or settlement issues

Safety, compliance, and clean handoffs

We follow OSHA trenching/excavation standards and maintain safe ingress/egress around open trenches. Silt controls are installed early and maintained throughout. Utility separations and bedding/backfill methods meet typical code and manufacturer requirements. When inspections are required, we coordinate timing, stand by for adjustments, and provide clear documentation—so approvals are fast and the schedule stays intact.

Communication you can count on

Your estimate details scope, materials, access assumptions, and variables (e.g., rock, groundwater, unsuitable soils). During work you’ll receive status updates, photo documentation, and rapid notice of any hidden conditions. We propose practical fixes with transparent pricing before proceeding—no surprises.

FAQs: Site Preparation

Do I need engineered compaction testing for my project?

For many residential pads, a proof-roll and documented lift compaction are sufficient. Commercial pads, expansive soils, or jurisdictional requirements may call for density testing. We’ll follow the spec and coordinate testing when it’s required.

Can you prep my site if access is tight or it’s already muddy?

Yes. We use compact equipment and ground protection mats for tight lots. For mud, we install a stabilized construction entrance and place temporary base where needed to keep trucks moving and protect subgrade.

What if my lot is flat and water has nowhere to go?

We’ll design micro-grades to create positive slope, add swales to collect flow, and, if necessary, integrate a French drain or culvert to move water to an approved discharge. The goal is simple: get water away from structures and traffic areas reliably.
